Florida Homestead Exemption
A Florida home that is your permanent residence gets up to $50,722 off its assessed value, and the Save Our Homes cap limits yearly increases in assessed value to 3% or inflation, whichever is lower. Apply to your county property appraiser by March 1.

Uses the county's 2025 average school and non-school millage. Applies the $25,000 exemption to all taxes and the second exemption (up to $25,722) to non-school taxes.
What the exemption does
- $25,000 off all property taxes, including school taxes, on the first $25,000 of assessed value.
- Up to $25,722 more off non-school taxes on assessed value between $50,000 and $75,000 (2025 amount, indexed to inflation). Homes assessed at $75,722 or more get the full amount.
- Save Our Homes. From the year after you qualify, assessed value can rise no more than 3% or the change in the CPI. Long-time owners are often taxed on far less than market value.
- Portability. When you move, you can carry up to $500,000 of that accumulated Save Our Homes benefit to a new Florida homestead.
- Extra exemptions exist for owners 65+ with limited income (a local option of up to $50,000 more in participating counties and cities), widows and widowers, people with disabilities, and veterans — a veteran with a permanent, total service-connected disability owes no tax on the homestead.

How to apply
- Own and live in the home on January 1 as your permanent residence.
- Apply to the county property appraiser by March 1 — online in most counties — with your Florida driver's license, vehicle registration and voter registration (if registered) showing the home's address, and Social Security numbers for owners and spouses.
- Moving from another Florida homestead? Add the portability application to carry over your Save Our Homes benefit.
- No need to reapply each year; the appraiser sends a renewal receipt in January. Tell the appraiser if you rent out or stop living in the home.
Frequently asked questions
How much is the Florida homestead exemption?
Up to $50,722 for 2025: $25,000 off the assessed value for all property taxes, and a second exemption of up to $25,722 on assessed value between $50,000 and $75,000 that applies to non-school taxes only. The second amount is adjusted for inflation each year.
What is the deadline to file for homestead exemption in Florida?
March 1. You must own the home and make it your permanent residence on January 1 of the tax year, then apply to the county property appraiser by March 1. Most appraisers accept applications online.
What is Amendment 3 on the November 2026 ballot?
A constitutional amendment placed on the November 3, 2026 ballot by the Legislature. If at least 60% of voters approve it, the homestead exemption from non-school property taxes would rise to $150,000 starting in 2027 and $250,000 starting in 2028, first showing up on the August 2027 TRIM notices. Until then, current law applies.
What is the Save Our Homes cap?
Once a home has the homestead exemption, its assessed value can rise by no more than 3% a year or the change in the Consumer Price Index, whichever is lower. When you sell, the new owner's assessment resets to market value.
Can I transfer my homestead savings to a new home?
Yes. Portability lets you move the difference between your old home's market value and assessed value — up to $500,000 — to a new Florida homestead, if you establish it within three years of January 1 of the year you left the old one. Apply with the new home's homestead application.
